What is a flush casement window?

A flush casement window is different from a normal (lipped) casement window, in that you cannot see where the opener is on them. They create an even appearance with nothing sticking out. It is alternative to a lipped/ standard casement window, a little more on cost, but not a massive difference if you compare the two.

The example below shows a lipped casement (happens to be a bay window) – you can see the bulk of the sash i.e. where the window opens.

The example below shows the flush casement – everything is even and nothing protrudes (hence flush). That is the main plus point aesthetically. You do however have to consider how bulky they may be. The frame will always be thicker compared to a lipped casement with no opening.

When purchasing windows, there is a wealth of misinformation online. Non existent “sales”, “rebates” and a plethora of journalists that have taken a supply only cost, added £100 to it and think that is what you should pay without understanding all of the factors involved.

The price guide below is what the company I work for would charge. It is a small firm in Somerset of 4 fitting teams. That is not to say there aren’t higher and lower prices out there. A solo trader may be a little less for example. There are also lesser products on the market that may be cheaper. There are also companies which will try to get you to “sign now” and not compare so they can charge the most they can get away with. As always:

  • Go Local – Always
  • Get 2 Quotes – At least
  • Get Recommendations
  • “Sales” Aren’t Genuine

Why windows cost what they do?

A glazing company must do more than just buy and fit a window. Below is a breakdown of why a window costs more than just the frames.

Built into the cost you pay is:

  • Materials- the window frame, glass, handles
  • Indirect Materials – fixings, silicone, trim, add ons, cleaners
  • Installation – a skilled fitter to install
  • Survey – an experienced installer to measure for manufacture
  • Storage and Checks – somewhere to keep the product and someone to check quality so nothing goes wrong on installation
  • Marketing
  • Sales – Salesperson and Materials – whether that is the installer or part of a company, time is required to provide a quotation
  • After Sales – engineer visits, often servicing long guarantees – often 10 years
  • Transport for both sales, fitting and service engineers
  • Showroom – not in all cases but in some
  • Bed debt/ dispute – sometimes things need to be resolved if there is a dispute
  • Mistakes – they happen and have to be factored in to the overall business

A single person business may fill all of these roles but they need to be factored into the cost. A window plus labour for fitting alone won’t be sustainable. On the other hand, some companies (including the nationals) have sliding commission structures which don’t accurately reflect the costs of a window at all.
